PropertyData

UK property analytics · solo-lean · profitable
👤 Michael Dent (Co-founded what3words before this, so Dent already knew how to build and sell a UK geo-data product, then did it solo and lean.)🌐 sitemichaeldent.com𝕏LinkedIn

A what3words co-founder sold £500/mo property data to small landlords for £14-60, reaching $1.5M/yr with two people.

Will it work? · our read
Lean and durable. A one-founder data tool that out-patienced enterprise incumbents by serving the customer they ignored. Fragile only if a portal decides the niche is worth owning.

Revenue is STATED, first-party: in a Starter Story interview (page opened and string-checked) founder Michael Dent says PropertyData 'today it's making $128,000 per month in recurring revenue' and 'is comfortably profitable ... a zero marginal cost business', giving the $1.54M/yr headline (also in the page title). asOf Jan 2022 — the most recent first-party figure I could reach; likely higher now, but I lead with his words. CURRENCY caveat: Starter Story prints the figure in US dollars; PropertyData is UK-based and prices in GBP (£14-60/mo, about $18-76), so the underlying MRR may have been about £128K — I could not confirm which, so I carried the source's printed USD. The string 'gross margin 83%' does appear on the page, but only inside Starter Story's generic 'Start A Property Price Comparison App Business' sidebar widget (market size $650B, starting costs $19.4K, gross margin 83%, time to build 300 days) — a category-level template stat, not Dent's own stated figure for PropertyData, so I did not use it. Getlatka lists a higher estimate but recorded no interview, so it is not used as the headline. 'Largest company in the sector by subscribers' is Dent's own claim (michaeldent.com). The '2 person team' metric is supported by the page's own badge ('1 Founders 1 Employees'), though Dent's prose in the same interview says he 'kept the business very lean... but I am currently considering hiring' — read as solo-with-plans-to-hire as of Jan 2022, not a confirmed active two-person team.
